Project Summary

Design and construction of an existing two-story concrete building approximately 13,000 square feet built in 1952; some offices were remodeled in 1984 but no changes or upgrades since. The scope of work consisted of:

• Replace two existing gas package units with a new, high-efficiency heating and ventilating (HV) system.
• Provide building heat load calculation and submit to Government for review and approval. As required by the RFP Use Thermal resistance of insulation R-30 for roof and double pane window with ¼” air space for HVAC load calculations.
• Replace all existing exhaust fans and roof mounted exhaust fans and associated ductwork, grilles and registers need to be removed and replaced with new systems.
• Replace all existing ductwork based on the Heat load calculations and design criteria required.
• Provide Dedicated Air Conditioning (AC) system for the Telecommunication Room only.
• Provide piping diagrams, floor plans, enlarged floor plans, details, schedules sheets with notes and requirements, DDC controls diagrams and sequences of operation, showing all equipment, piping and gauges for hot water heating.
• Provide Mechanical design with ATFP requirements.
• Provide LEED required documentation for the mechanical and plumbing design.
• Provide a demolition plans for Mechanical and plumbing drawings.
• Provide HVAC Zone plans indicating the proposed zones for approval from the government.
• Provide design for Natural Gas piping, Domestic Hot water, Cold water, Waste and vent, which will include Fixture and equipment schedules, General Notes, Calculations, sizing, Floor plans, enlarged floor plans, Details, Piping isometrics and diagrams.
• Provide UFGS Specifications for the Plumbing design.
• Provide design for new roof drains and overflows.
